Required Documents

Each file is unique and may require more or less, but the following items are typically required in order to obtain a new mortgage loan:

 

Income Information

  • Income tax returns for the past 1 year (all pages, all schedules)
  • W-2 forms for the past 1 year
  • 2 most recent pay stubs
  • Proof of other income being received if using it to qualify (i.e. Social Security Award Letter, Pension Letter, Dividends/Interest, Royalty, Etc)  

Assets & Obligations Information

  • 2 months full bank statements

Identification 

  • Clear copy of Driver's License(s)

 

The following documentation is also generally required for these situations and types of transactions:

 

For a Purchase:

  • Realtor contact information (if applicable, we have a network of approved Realtors that we work with that we can refer you to)

 

For a VA Loan:

  • DD Form 214

 

If you are divorced (Only applicable if there are child support/alimony payments being included on your application, or debt/assets that were awarded tot he other party that is being omitted from your application):

  • A copy of the filed divorce decree
